Project: Bangor Business Park Feasibility Study
The Challenge: Complete an engineering and financial feasibility study of the development of a business park on portions of a site in the Borough of Bangor, PA that used to house the Bangor municipal waste incinerator. HRG performed the engineering tasks and Taggart Associates performed the financial portion of the feasibility study.
Taggart Approach:
- Developed pro formas analyzing financial viability of different development scenarios
- Estimated projected project benefits, including both financial returns and community benefits like job creation and tax increases
- Developed marketing plan
- Identifed and prioritized site development funding sources
Result:
Helped the client complete the due diligence phase of development.
