The Challenge:
The Vartan Group, owner of a property, needed to determine the best use for their new building to obtain the best return of their investment. Taggart Associates needed to conduct a comprehensive market study that would provide direction to yield the highest return.

Taggart Approach:
Key to finding the best use for the property was to understand the trends in area demographics.

  • Conduct a market analysis for a new mixed-use development including housing and labor patterns
  • Examine demographic and housing trends in the area using census numbers, area land use plans, and data from the Bureau of Labor Statistics and the American Community Survey to determine the best market opportunity
  • Provide impact analysis from data and review information to determine return on investment, project sustainability, and competing ventures within a ten-mile radius
  • Prepare a comprehensive report detailing market conditions and best uses for the property

Results:
The $13 million building will contain a mix of retail and apartments with groundbreaking slated for the spring of 2009.
